Every estimate starts from the performance of real short-term rentals near the address you enter — the same comparable-listing approach a lender's underwriter uses. We look at nightly rates and booked nights for similar-sized properties nearby, then report the three numbers that drive every STR decision: projected annual revenue, average daily rate (ADR), and occupancy. No credit card, no account, no sampled averages from a whole metro when your street behaves differently.
A worked example. A 3-bedroom near Blue Ridge, GA returns roughly $62,000 projected revenue at a $285 ADR and 60% occupancy. That top-line number is where analysis starts, not ends: subtract cleaning and turnover, management or your own hours, utilities, supplies, STR insurance, and a capex reserve, then layer financing.
