Our take

Hostaway won our PMS comparison for portfolio operators, and a year of category churn hasn’t changed the call. It is the most complete combination of channel manager, automation engine, owner reporting, and integration ecosystem in the mid-market — the layer a 10-listing operation runs its whole business on.

It is also more PMS than a small host needs, sold on sales calls rather than a pricing page, with an onboarding fee and an annual commitment as the default. None of that is disqualifying; all of it belongs in the recommendation conversation. At two listings, Hospitable is usually the better call; at five and growing, Hostaway earns its keep.

Pricing in 2026

Quote-based. Real-world quotes for small portfolios typically land around $40–$60 per listing per month with annual commitment, declining at scale, plus an onboarding/implementation fee that varies with portfolio size. Two practical notes for the negotiation: quotes move, especially at quarter-end, and the onboarding fee is the most negotiable line. Get competing quotes from Guesty and Lodgify — the sales teams price against each other.

What it does well

Channel management. Sync reliability is the category’s best at this price point; overbookings are rare and support treats them as emergencies. Automation. Message flows, review automation, task assignment with cleaner mobile apps — a 20-listing operation genuinely runs on it. Ecosystem. 100+ integrations and a real API: pricing tools, smart locks, insurance, accounting. Owner reporting. Statements clean enough to send investors without editing — relevant if your client will co-host or pick up management contracts.

Where it breaks down

Small hosts overpay. Two listings on Airbnb-only do not need 200 channels; the fee and onboarding cost buy unused capability. Sales-led pricing. No public pricing page means every recommendation starts with “book a demo,” which some clients hate. Interface density. Powerful, not pretty; new VAs need a real training week. Support at peak. Response quality is good but drifts in summer season — budget patience in July.

“At your portfolio size, Hostaway is the operating system: one inbox, one calendar, automated turnovers, and owner statements your lender will actually read. The right PMS for operators who have outgrown spreadsheets and Airbnb’s native tools — which is a stage, not a starting point. Recommend it at five-plus listings or a management ambition; recommend against paying for it at two.
