Guesty review 2026: what the biggest name in PMS actually buys you

Guesty is the enterprise PMS — deepest feature set, strongest brand, premium quote-based pricing. Who it fits, who overpays, and how it stacks against Hostaway.

The short version

The category’s feature and brand leader, priced accordingly. Right for 20+ listing operations and property managers selling trust to owners. Small portfolios pay a brand premium for capability they won’t touch.

Guesty is the enterprise PMS — deepest feature set, strongest brand, premium quote-based pricing. Who it fits, who overpays, and how it stacks against Hostaway.

01

Our take

Guesty is what the PMS category looks like with enterprise ambition: multi-brand support, revenue management, trust accounting, a services marketplace, and acquisitions absorbing competitors yearly. For a professional management company — 50 doors, owner relationships, staff — it is a defensible backbone whose brand name itself helps win management contracts.

For the two-cabin investor it is the most expensive way to check calendars ever recommended by a YouTube video. The tool is excellent; the fit question does all the work. Our PMS comparison placed it first for enterprise, behind Hostaway on mid-market value.

02

How we evaluated

Standard rubric — sync reliability, automation, accounting, integrations, economics by portfolio size, support — plus enterprise-specific weight on trust accounting, multi-user permissions, and owner-facing tooling. Methodology here.

03

Pricing in 2026

Quote-based across the professional product; expect a premium over Hostaway for comparable portfolios, onboarding fees, and annual terms. The entry product (Guesty Lite, absorbed from the former “For Hosts” line) publishes pricing around $16–$40/listing/month depending on plan and billing — a different, thinner product than the flagship. In negotiations the same rules apply: competing quotes, quarter-end timing, onboarding fee flexibility.

04

What it does well

Trust accounting and owner statements. The strongest in category — the reason management companies specifically land here. Breadth. Channel management, messaging automation, payments, damage protection, capital advances, insurance — more surface area than any competitor. Multi-property architecture. Permissions, brands, and reporting built for staffed teams. The brand. Owners shopping for a manager recognize it; that credibility transfers to the operator pitching them.

05

Where it breaks down

Price-to-use ratio at small scale. Under ~10 listings most of the platform sleeps while the invoice doesn’t. Complexity tax. Onboarding takes weeks and the interface assumes an operations team. Sales-led everything. Pricing, upgrades, and add-ons all route through account managers. Support variance. Enterprise accounts get enterprise support; smaller accounts report slower lanes.

06

What to tell your client

For the investor: “You are paying for a management company’s toolkit — Hostaway or Hospitable does your actual job for less.” For the aspiring manager: “Guesty’s owner statements and brand help you close your next three management contracts; price that into the fee, negotiate the onboarding, and make Hostaway’s quote fight for you.”

07

Alternatives worth knowing

Hostaway — the mid-market value leader. Lodgify — direct-booking-first at published prices. Hospitable — automation-first for small portfolios. Full category: PMS hub.

08

Bottom line

Buy Guesty for the accounting, the permissions, and the brand when managing other people’s properties at scale. Below that scale, the premium buys logo comfort — and better-fit tools cost less.

Guesty review FAQ

How much does Guesty cost?
Flagship pricing is quote-based and premium; the Lite tier publishes roughly $16–$40/listing/month. Enterprise portfolios negotiate everything — treat the first quote as an opening position.
Guesty or Hostaway?
Enterprise management company: Guesty. Growth-stage operator optimizing cost per door: Hostaway. Both are capable; the fee gap decides most mid-market cases.
Does Guesty include dynamic pricing?
A revenue-management layer exists; most operators still connect PriceLabs for control depth. Budget both.
Is Guesty Lite the same product?
No — it is a simplified small-host product on shared branding. Evaluate it against Hospitable, not against flagship Guesty.
Why do management companies pick Guesty?
Trust accounting, owner portals, statements, and a name owners have heard — the operational credibility stack for winning and keeping contracts.
