For a professional management company — 50 doors, owner relationships, staff — it is a defensible backbone whose brand name itself helps win management contracts.

Pricing in 2026
Quote-based across the professional product; expect a premium over Hostaway for comparable portfolios, onboarding fees, and annual terms. The entry product (Guesty Lite, absorbed from the former “For Hosts” line) publishes pricing around $16–$40/listing/month depending on plan and billing — a different, thinner product than the flagship. In negotiations the same rules apply: competing quotes, quarter-end timing, onboarding fee flexibility.
What it does well
Trust accounting and owner statements. The strongest in category — the reason management companies specifically land here. Breadth. Channel management, messaging automation, payments, damage protection, capital advances, insurance — more surface area than any competitor. Multi-property architecture. Permissions, brands, and reporting built for staffed teams. The brand. Owners shopping for a manager recognize it; that credibility transfers to the operator pitching them.
Where it breaks down
Price-to-use ratio at small scale. Under ~10 listings most of the platform sleeps while the invoice doesn’t. Complexity tax. Onboarding takes weeks and the interface assumes an operations team. Sales-led everything. Pricing, upgrades, and add-ons all route through account managers. Support variance. Enterprise accounts get enterprise support; smaller accounts report slower lanes.
What to tell your client
For the investor: “You are paying for a management company’s toolkit — Hostaway or Hospitable does your actual job for less.” For the aspiring manager: “Guesty’s owner statements and brand help you close your next three management contracts; price that into the fee, negotiate the onboarding, and make Hostaway’s quote fight for you.”
