Hospitable vs Hostaway: the small-portfolio decision, settled

Hospitable wins under five listings on price, polish, and published pricing; Hostaway wins at portfolio scale on channels, ecosystem, and owner reporting. The line is drawn here.

The short version

Under five listings: Hospitable — published pricing from ~$29/month, best-in-class messaging automation, zero sales calls. Five and up, or management ambitions: Hostaway. The crossover is the portfolio, not the features.

01

The call

Recommend Hospitable to self-managing hosts with one to four listings: published pricing starting around $29/month, the category’s best automated messaging, direct booking with damage protection, and a product a normal human configures in an afternoon. Recommend Hostaway when the portfolio passes five, channels multiply, cleaners need task apps, and owners expect statements — its full review is here.

This is a size question wearing a features costume. Neither tool is wrong; each is expensive in the other’s territory — Hostaway in dollars, Hospitable in outgrown workflows.

03

Messaging and automation

Hospitable wins. Its automated guest messaging — the original product — remains the most reliable and natural in the industry: check-in flows, review nudges, question detection with suggested answers. Hostaway’s automations are broader (tasks, teams, owners) but the pure guest-communication layer is Hospitable’s home turf.

04

Channel management

Hostaway wins. Airbnb, Vrbo, and Booking.com sync is solid on both; past the majors, Hostaway’s 200+ channel network, content sync depth, and rate-push reliability at portfolio scale pull ahead. If a client’s demand is Airbnb-plus-Vrbo — which is most small hosts — the gap does not bind.

05

Operations at scale

Hostaway wins — this is the crossover driver. Cleaner task apps, multi-user permissions, owner statements, trust-adjacent reporting, and an integration ecosystem (pricing, locks, insurance, accounting) that a staffed operation composes into a real stack. Hospitable’s team features have grown but the ceiling arrives around listing five to eight.

06

Economics

Hospitable wins under five listings. Three listings: roughly $600–$1,100/year on Hospitable’s published tiers versus $1,700+ on typical Hostaway quotes with onboarding. At fifteen listings the per-door gap narrows and Hostaway’s capability difference dominates the spread. Run the client’s actual count through both — five minutes that settles most of these conversations.

07

When to recommend each

Hospitable: first STR, self-managed second home with a material-participation plan (the owner is doing the hours anyway), design-forward listings where guest communication is the brand. Hostaway: scaling investor, co-host building toward management contracts, any operation with a VA or cleaner team, owner reporting as a requirement.

Hospitable vs Hostaway FAQ

Can I start on Hospitable and switch later?
Yes — the migration is routine, and starting cheap while small is rational. Budget a weekend for the switch and re-test message flows.
Does Hospitable have a free trial?
Historically a 14-day self-serve trial, no sales call. That try-before-recommending path is itself a reason agents like it.
Which handles direct bookings better?
Hospitable ships a fast direct site with damage protection; Hostaway’s builder is deeper. For a serious direct strategy, also weigh Lodgify.
Which integrates with PriceLabs?
Both, natively. Dynamic pricing is a solved question in either stack.
Which do we recommend at exactly five listings?
Growing: Hostaway — buy the ceiling. Steady-state at five with no team: Hospitable still runs it happily.
