AllTheRooms — best historical depth, biggest asterisk
AllTheRooms holds the deepest history in the category — up to seven years versus AirDNA's two to three — with patented cross-platform deduplication and per-market pricing (free tier; Basic ~$19/month; Pro ~$49/month). The asterisk: Deckard Technologies, a municipal STR-compliance vendor, acquired it in August 2025. Deckard's business is helping cities find unlicensed rentals, not helping investors underwrite them; its Trustpilot rating slid to 2.5/5 by early 2026 amid auto-renewal and support complaints, and the investor-facing roadmap is an open question.
