Furnishing an Airbnb for $5,000

A $5,000 budget furnishes a studio or one-bedroom properly — if every dollar follows the plan. The itemized allocation, the exact product list, and the three places people blow it.

The short version

Five thousand dollars covers a one-bedroom done right: ~$3,800 on the complete product list, ~$700 on decor and windows, $500 held for shipping and surprises. The allocation, the list, and the traps, below.

A $5,000 budget furnishes a studio or one-bedroom properly — if every dollar follows the plan. The itemized allocation, the exact product list, and the three places people blow it.

01

What $5,000 buys

A studio or one-bedroom, fully equipped to 4.8-star standards — not sparse, not luxury, correct. The skeleton is our New Host Starter Kit: 44 products, about $3,800, covering bed, bath, kitchen, living room, safety and turnover gear with nothing forgotten. That leaves roughly $700 for decor, art and window treatments (the difference between "furnished" and "photographed") and a $500 contingency for shipping and the inevitable rebuy. Two bedrooms on $5,000 means cuts that show in reviews — if that is your constraint, read the $10,000 playbook and phase the spend instead.

03

The three places people blow a $5,000 budget

The sofa trap: $1,800 on a sofa means the kitchen gets furnished from a thrift store; our $700 pick photographs above its price. The decor-first trap: art before protectors feels better and reviews worse — buy the boring list first, decorate with what remains. The shipping amnesia: furniture freight runs $200–$600 and always surprises first-timers; it is why the contingency exists. Hold the line and $5,000 produces a listing that earns; leak $300 in each room and you arrive at "almost done" — the most expensive place to stop.

04

Phasing if you must

If the honest number is $4,000, do not spread the thin evenly. Launch with bedroom, bath, kitchen and safety complete; let the living room run minimal for a month of revenue; add decor from cash flow. Guests forgive a spare living room faster than a bad bed. The one unphaseable category is safety — it is complete on day one or you are not listing.
