Questions answered

Airbnb revenue estimates, explained

How accurate is an Airbnb revenue calculator?
Treat any calculator as a market-level starting point, not an appraisal. The projection reflects how comparable short-term rentals near the address actually perform — but your design, photos, pricing strategy, and reviews can move real results 30% in either direction. Use the number to screen deals, then underwrite the survivors line by line in the pro forma builder.
What data powers this estimate?
Estimates are modeled from observed short-term rental performance data — nightly rates, occupancy, and revenue of active listings in the surrounding market — matched to your bedroom, bathroom, and guest count. It is the same style of comp-based analysis lenders and institutional buyers run before acquiring STR properties.
Is projected revenue the same as profit?
No. This is gross booking revenue before platform fees, cleaning and turnover, software, insurance, utilities, supplies, capital reserves, and the mortgage. On a typical STR, operating costs and financing consume 50–75% of gross revenue. The pro forma builder models the full cost stack down to cash-on-cash return.
What should I check before trusting the number?
Two things kill more STR deals than bad revenue estimates: regulations and seasonality. Confirm the market actually allows short-term rentals — our state-by-state regulation guides cover permits, taxes, and restrictions — and check whether revenue concentrates in a short peak season that a bad launch month could miss.
